Flooring is the single biggest visual upgrade in most units, and the easiest to install badly. We check the subfloor first, plan the layout so you are not left with a two-inch rip at the most visible wall, and finish with proper transitions and trim.

For rentals we recommend luxury vinyl plank in most rooms — it handles moisture, it handles move-in day, and damaged planks can be swapped without redoing the room.
